Why would you need a Land Registry Compliant Map?

Land Registry Maps are required in several circumstances which would generally arise during the sale of property. If a property’s folio does not have a map or if the folio is being changed or updated, you’ll need a new Land Registry Compliant Map that meets all of Tailte Eireann’s requirements. That’s what we do!

First Registration

If a folio has never been registered or if it has never contained a map, a new Land Registry Compliant Map will need to be drawn up.

This is the most common reason someone would need a Land Registry Map.

Land Subdivision

If a single folio is being divided into 2 or more folios, each of the new folios will need it’s own map which defines the boundaries.

Land Consolidation Map

Land Consolidation

If 2 or more folios are being combined into one, the new folio will require a new Land Registry Map to identify its’ boundaries.

Land Registry Compliant Maps for Houses where a property visit. is not required are generally complete within 1-2 weeks. Land Registry Maps and Floor Plans for apartments or Duplexes can take 2-4 weeks. If you are in a particular hurry, please contact us before booking and we’ll do our best to accommodate you sooner.

Yes, our Land Registry Maps and floor plans (for apartments and duplexes) are drawn up to meet the latest Tailte Eireann requirements.

Yes. The estate agent’s floor plan would not meet the Tailte Eireann Requirements. A floor plan, in addition to the actual detailed floor plan, will also include elements like GPS Coordinates, Floor Height and Ceiling Height. This is so that the 3D space taken up by the apartment is identified on the floor plan.

Yes, if you need a floor plan, then we will need to visit the property to take measurements, GPS Coordinates etc.

Map Only

If you need a Land Reg Map for a house, in 90% of cases we DO NOT need to visit the property. If we do, we’ll reach out to arrange a suitable time.

No, the cost to search for and buy the OSI map is INCLUDED in our pricing. So what you see is the total price.

Once the maps are complete, we will:

1: Send you a scanned copy

2: Post the originals to either you or your solicitor, whichever is more convenient for you.

Note: The scanned copies are just for reference, the originals will need to be submitted to Tailte Eireann.
